1. Define the purchase
Decide whether you need a plot, independent home, apartment or commercial space. Set your preferred localities, size, must-haves and timeline. If financing is needed, check eligibility and repayment comfort directly with your lender.
2. Plan the full cost
Ask for a written breakdown that separates the property price from applicable taxes, registration costs, legal review, brokerage, maintenance, utility connections and any other charges. Confirm current statutory costs with the relevant authority or your adviser; do not rely on an old percentage quoted online.
3. Inspect in person
- Confirm the map pin, approach road, boundaries and stated dimensions.
- Check water, drainage, electricity arrangements and mobile connectivity.
- Test the journey to your regular destinations at realistic times.
- For a building, consider an independent technical inspection.
- Keep notes and photos with the owner’s permission.
4. Get independent document review
Ask your lawyer which records are required for this specific property. Depending on the transaction, the review may include ownership history, encumbrances, revenue or municipal records, land use, layout or building approvals, and completion or occupancy documents where applicable.
Ask whether the project and the intermediary require RERA registration for the transaction, and verify any claimed registration through the official Karnataka RERA portal. A photograph of a document or a verbal statement does not replace verification.
5. Confirm terms before paying
- Verify who is entitled to sell and receive payment.
- Record the agreed price, inclusions, payment schedule and brokerage terms.
- Have the proposed agreement reviewed before signing.
- Understand cancellation, refund and handover terms.
- Pay through traceable channels and obtain receipts.
6. Keep the records together
Keep your correspondence, signed agreements, payment records and professional reports organised. Confirm the remaining registration and handover steps with your adviser and lender before the final payment.
